Permitting protects homeowners and the public by verifying building code compliance while also fostering quality construction in our City. The use of this system reduces the risk of adverse impacts on neighbors and also provides a site document that enables responsible development.
We are ready to assist you through the process of obtaining your permits for items such as storm damage, fallen trees or new and existing construction. Site Inspection Policy
As of Oct. 1, 2007, it will be the policy of Sandy Springs to NOT issue a certificate of occupancy without a sealed statement from the site plan design professional. This statement shall contain verification that the work performed at this site has been done in accordance with the approved plan submitted, with respect to structure location within setbacks. Our Hours and Location
The permit desk is open for business at 7:30 a.m. Monday-Friday. Payments for permitting services will be accepted from 7:30 a.m. to 4 p.m. and the permit desk closes at 4:30 p.m. The Community Development Department, however, remains open for business until 5 p.m. The Community Development Department and the permit desk are located at the "Zoning and Permiting" entrance on the south side of City Hall.

Changes to Permitting Process
Effective immediately, to allow for quicker permitting for applications, several changes in the permitting process will be implemented.

For residential interior work only or repair with no footprint or elevation changes: once the application is submitted if there are no flood zone issues, the permit will be issued without a site review. If flood zone applies and once issues are addressed, a permit will be issued.For residential modifications affecting the footprint or elevation, decks or new homes: if there are no flood, Atlanta River Corridor, site, tree or planning and zoning issues, the application undergoes a quick site review, and if there are no comments a permit will be issued. If there are comments, the application must be resubmitted and go through the process again until there are no more comments and the permit is issued.

For residential modifications affecting the footprint or elevation, decks or new homes: with flood, Atlanta River Corridor, site, tree or planning and zoning issues, there will be a normal site review, and if there are no comments a permit will be issued. For town homes, condos and duplexes: the process remains the same as the existing process, except building review is limited to fire separation, accurate code references and International Residential Code versus International Building Code verification.

Future improvements under consideration include assigning a customer service representative to applicants to act as a project manager for novices negotiating the permit process. Also for larger projects, a fee-based expedited service with available standing review meeting times and assigned staff project managers may be developed, which would enable applicants to work with City staff more closely.
